Sidewalk on Undeveloped Lots

Section 445.030K2a5 of the Raymore Unified Development Code requires the owner of any undeveloped lot within a subdivision phase to construct a sidewalk on that lot when 66% or more of the lots on the same side of the street in the same block already have a sidewalk and it has been 3 years from the date the first Certificate of Occupancy was issued in the subdivision or subdivision phase that contains the undeveloped lot.

2020 Program

On January 14, 2020 notices were mailed to the properties listed below that met the 66% of built lots on a side of the street threshold that requires sidewalk to be installed.  Property owners have until August 1, 2020 to either install sidewalk upon the undeveloped lot or obtain a building permit for a home on the lot. The City will confirm with City Council should sidewalks still need to be installed after the August 1, 2020 date. In this case the City will install the sidewalk and file a special assessment on the property to recover the costs for installation.

2019 Program

On February 7, 2019 notices were mailed to the properties listed below that met the threshold that requires sidewalk to be installed.  Property owners had until August 1, 2019 to either install sidewalk upon the undeveloped lot or obtain a building permit for a home on the lot.  On September 9, 2019 City Council held a public hearing to determine if the City shall install sidewalk upon the lot and levy a special tax assessment on the property.  On September 23, 2019 the Council confirmed that the City is to install sidewalk on the lots identified below.  The property owners now have until September 1, 2020 to install the sidewalk or secure a permit to construct a home on the lot or the City will install the sidewalk and file a special assessment on the property to recover the costs for installation.

2018 Program

At its September 24, 2018 the Council confirmed that the City will install sidewalk on the lot identified below.  The City installed sidewalk upon the lot in December 2019.  The property owner has an unpaid invoice on the property.  A special assessment will be placed upon the property if the invoice remains unpaid.

2016 Program

At its October 10, 2016 meeting City Council confirmed that the City will install sidewalk upon the lot identified below.   The City installed sidewalk in November 2017  The property listed below has an unpaid invoice and/or special assessment filed on the property.
