Sidewalk on Undeveloped Lots

Section 445.030K2a5 of the Raymore Unified Development Code requires the owner of any undeveloped lot within a subdivision phase to construct a sidewalk on that lot when 66% or more of the lots on the same side of the street in the same block already have a sidewalk and it has been 3 years from the date the first Certificate of Occupancy was issued in the subdivision or subdivision phase that contains the undeveloped lot.

2018 Program

On January 31, 2018 notices were mailed to the properties listed below that met the threshold that requires sidewalk to be installed.  Property owners have until August 1, 2018 to either install sidewalk upon the undeveloped lot or obtain a building permit for a home on the lot.  On September 10 City Council held a public hearing to determine if the City shall install sidewalk upon the lot and levy a special tax assessment on the property.  On September 24, 2018 the Council will confirm that the City is to install sidewalk on the lots identified below.  Work by the City shall not proceed until after September 1, 2019.

2017 Program

At its October 9, 2017 meeting City  City Council confirmed that the City will install sidewalk upon the lots listed below.  The City will be commencing construction of the sidewalk on the lots in September of 2018.  If the sidewalk is installed by the property owner, or a building permit is issued to construct a home on the lot, before September 1, 2018 then the City will remove the lot from the list.

2016 Program

On September 26, 2016 City Council held a public hearing on 10 undeveloped lots wherein the property owner failed to install sidewalk as required by August 1, 2016. The purpose of the hearing was to determine if the City is to install sidewalk upon the lot. At the conclusion of the hearing City Council determined the City will install sidewalk upon each lot identified and levy a special assessment against the lot for the costs thereof.  The City has installed the sidewalk and invoices have been sent. The property listed below has an unpaid invoice and/or special assessment filed on the property.
