Listed below are projects currently under review or recently approved by the City.
Shadowood Phase 4 Replat of Lots 181 thru 189
Richard Mather, representing South Hampton Inc., filed a request to replat Lots 181 thru 189 in Shadowood Phase 4. These lots are located on the west side of South Franklin Street, north of Mulberry Drive. The purpose of the replat is to reduce the total number of lots by one to allow for an increase in lot width of the remaining eight lots, allowing the option to build a home with a 3-car garage. City Council approved the request on 1st reading at its March 13, 2017 meeting. 2nd reading is scheduled for March 27, 2017.
Westbrook at Creekmoor Twelfth Plat
Cooper Land Development is requesting final plat approval of Westbrook at Creekmoor Twelfth Plat, a 33 lot single family development proposed along Creekmoor Drive. The Planning and Zoning Commission recommended approval of the final plat at its February 21, 2017 meeting. City Council approved the request on 2nd reading at its March 13, 2017 meeting.
Heritage Hills Rezoning
Sean Siebert, representing Ct Midland, LLC, is requesting to reclassify the zoning of 9.29 acres of land known as Heritage Hills Lots 136 thru 157 from "R-1" Single-Family Residential District to "R-2" Two-Family Residential District. The R-2 zoning district allows both single family residential homes and two-family residential homes (duplexes). The 9.29 acres of land is located between Pine Street and Foxwood Drive, east of North Madison Street. The Planning and Zoning Commission recommended approval of the application at its February 21, 2017 meeting. City Council approved the request on 2nd reading at its March 13, 2017 meeting.
T.B. Hanna Station Rezoning
The City initiated a rezoning of the land area containing T.B. Hanna Station, bounded by Maple, Olive, Adams and Washington Street. The request will reclassify the zoning from "R-1" Single-Family Residential District and "C-1" Neighborhood Commercial District to "PR" Parks, Recreation and Public Use District. The rezoning will allow the land area to be utilized as a parks and recreation site. The Planning and Zoning Commission recommended approval of the request at its March 7 meeting. City Council will consider the request at its March 27, 2017 meeting.
Edgewater at Creekmoor Second Plat Lot 37 Variance
Derek and Pamela Mills are requesting to vacate five feet (5') of a twenty-five (25) foot utility easement located on the rear of the undeveloped lot commonly known as 1214 Kingsland Circle (Edgewater at Creekmoor Second Plat Lot 37). The request will provide additional land that is available for the construction of a home upon the lot. City Council approved the request on 2nd reading at its March 13, 2017 meeting.
Raymore Activity Center Site Plan, Recreation Park
City staff is requesting site plan approval for the 16,000 square foot activity center proposed for the northwest corner of Recreation Park. The Planning and Zoning Commission approved the request at its Tuesday, November 15, 2016 meeting.
Panda Express Site Plan
Klover Architects filed an application for site plan approval for a Panda Express restaurant to be located on Lot 3 of Raymore Marketplace, located at the southeast corner of Dean Avenue and 58 Highway. The Planning and Zoning Commission approved the site plan at its November 1, 2016 meeting.
Evan-Brook 7th Subdivision Plat
Cass Evans has filed for preliminary and final plat approval for Evan-Brook 7th, a 24-lot single family subdivision proposed for the south end of Sunset Lane and Cindy Lane, east of Bristol Drive. The Planning and Zoning Commission recommended approval of the preliminary and final plats. City Council approved the Preliminary Plat at its November 14, 2016 Council meeting. Council approved the Final Plat on 2nd reading at its November 28, 2016 Council meeting.

Centerview Site Plan (formerly the Raymore Municipal Center)
The Director of Public Works submitted an application for a conditional use permit to allow a public building to be constructed in the Raymore Municipal Complex at the corner of Municipal Circle and Boadmoor Drive. The purpose of the building is to provide meeting space for groups up to 300 people; provide outside gathering and educational spaces; and will provide office space for the Parks and Recreation Department. The Planning and Zoning Commission approved the site plan at its July 19, 2016 meeting.

Raymore Marketplace Site Plan
Raymore Partners LLC filed for site plan approval for a 3-lot commercial development on the southeast corner of Dean Avenue and 58 Highway. The Planning and Zoning Commission approved the site plan at its June 7, 2016 meeting.
Building and Development Code Changes Recently Approved/Under Review
24th Amendment to Unified Development Code
The 24th amendment to the UDC is a compendium of revisions discussed by the Planning and Zoning Commission during the annual review of the UDC. The Commission, at its January 3, 2017 meeting voted 8-0 to recommend approval of the amendments to the City Council. City Council approved the amendments on 2nd reading at its February 13, 2017 meeting.
